Unauthorized late check-out that affects subsequent bookings will incur penalty charges. Departures after 10:00 AM without prior approval are charged at £45 per hour.
🧼 Cleaning & Inspections
For stays of 28 nights or more, one complimentary mid-stay cleaning is included.
Additional cleaning services are available upon request for a fee. Please notify us at least 48 hours in advance.
If the complimentary mid-stay clean is declined, a property inspection will be scheduled to ensure upkeep and safety compliance. Notice will be provided, and access will be required. Refusal may result in cancellation of the booking.
🧴 Essentials Provided
A starter set of essentials is provided upon arrival, including:
Bin liners, toilet paper, hand soap, shampoo, dishwashing supplies, fresh towels, and bed linens.
These items are not replenished during the stay.
Extra towels and linens are available for an additional charge.
📜 House Rules
Minimum booking age: 21 years.
No events, parties, or gatherings permitted (including stag/hen groups). Violation will result in eviction and forfeiture of the deposit.
Pets are welcome. A fee of £40 applies per stay, plus £10 per additional night from the second night onward.
Smoking is strictly prohibited throughout the property. Breaches will incur a £1,000 fine.
Only registered guests are permitted. Visitors must be approved in advance and are not allowed to stay overnight.
Lost or unreturned keys will incur a £50 replacement fee.
Guests are responsible for any damage caused during their stay.
The property owner is not liable for loss or damage to personal belongings or vehicles.
